What to know about staining a 12×16 deck
The 192 square feet is the top face of the deck boards. Stain also runs down the gaps and coats the board edges, especially if you work it in with a pad or brush, and that is part of what the 10% extra is for. On old, grey boards that drink stain, the first coat can use noticeably more than the second.
Railings change the total more than people expect. A 12×16 deck attached to the house along one 16 ft side has about 40 ft of open edge. With 2×2 balusters roughly 5½ in on center, that is 85 to 90 balusters, and at about 1 square foot each they add close to half the floor area before you count the rails, posts and stair stringers. Measure yours rather than guessing.
New pressure-treated lumber is usually too wet to stain straight away. Many stain makers suggest waiting until water sprinkled on the boards soaks in rather than beading, which can take weeks to months. Staining a deck that is still wet leaves the finish sitting on the surface, where it peels.
