How to work it out
- 12 ft × 12 ft = 144 sq ft
- 144 sq ft × 1.1 waste ÷ 32 sq ft per sheet = 4.95 → 5 sheets
On a 12 ft wide floor, a row of 4 × 8 sheets laid across the joists covers 8 ft plus a 4 ft cut piece, so the offcuts start the next row. Three rows of 4 ft give the 12 ft depth — 4.5 sheets of area, and you still buy 5.

What to know about subflooring a 12x12 floor
- Stagger the end joints. Start the first row with a full 8 ft sheet and a 4 ft half, the second with the half first, the third like the first. That uses three full sheets and three halves, and no two end joints line up on the same joist.
- Measure the framing, not the room. Subfloor covers the whole platform out to the rim joists, which sits under the walls. A room that is 12 × 12 ft inside the finished walls usually has a framed floor several inches bigger each way — enough to tip a tight count over.
- Leave small gaps. Panels swell when they pick up moisture during construction. Leave about ⅛ in between panel ends and edges unless the panel maker says otherwise, and glue and screw the sheets to the joists to keep floors quiet.
- Five sheets are heavy. APA’s Panel Design Specification puts ¾ in plywood at about 2.3 lb per sq ft, so one 4 × 8 sheet is roughly 74 lb, and 23/32 in OSB (about 2.4 lb per sq ft) close to 77 lb. Plan two people to carry them.
